Management change at aspern Seestadt

Real estate expert Sabine Müller succeeds Gerhard Schuster at the development company Wien 3420

Vienna, 04.08.2025 – As of September 1, 2025, the management team of the Seestadt development company will be restructured: Real estate expert Sabine Müller, most recently Chief Innovation and Marketing Officer at value one holding GmbH, will take over the board responsibilities from Gerhard Schuster, who will retire in October. Together with Robert Grüneis, who has been part of the board team since January 2023, Müller will steer the further development of Vienna’s new district.
Sabine Müller brings over two decades of experience in the real estate industry and sustainable urban development. At value one – a leading private real estate and district developer – she has held management positions since 2005 and was responsible for pioneering projects such as the award-winning Viertel Zwei urban development district. She is regarded as an expert in innovative usage concepts, strategic communication, and sustainable district development.
In addition to her role as a board member of the Austrian Association of Commercial Real Estate Developers (VÖPE), she is also a volunteer at the Austrian Sustainable Building Council (ÖGNI) and a member of the Circular Economy Forum Austria.
“Seestadt is one of Europe’s most exciting urban future projects – with the potential to set new standards in innovation, quality of life, and sustainability. I look forward to actively shaping the next development phase together with the dedicated team at Wien 3420 and the many partners on site,” says Sabine Müller.
In her new role, Müller will oversee sales, marketing & communications, HR, finance, and legal at Wien 3420. Her board colleague Robert Grüneis is responsible for product development, property management, infrastructure and investments, as well as district management.
Seestadt continues to set ambitious goals
“aspern Seestadt is currently about half completed. In the coming years, we will continue to drive sustainable urban development in the Urban Lab of Smart City Vienna. We face challenges such as rapid climate change and economic upheavals. I am all the more pleased that we have been able to attract Sabine Müller, an equally experienced and innovation-driven manager,” says Gerhard Hirczi, Chairman of the Supervisory Board of Wien 3420, following the committee’s decision. At the same time, Hirczi thanks the outgoing board spokesman for more than ten years of successful leadership: “During Gerhard Schuster’s tenure, Seestadt has developed from a beacon of hope into an internationally renowned flagship project.”
Wien 3420 board member Robert Grüneis sees an ambitious work program and the best conditions: “We have set ourselves very ambitious goals for the further development of Seestadt and are currently launching processes and projects that will have an impact far beyond the district’s borders. I am therefore particularly pleased to be able to implement our plans together with a proven expert in site development and warmly welcome Sabine Müller on behalf of the team.”
Grüneis thanks his board colleague Gerhard Schuster for the excellent cooperation: “Having benefited from his extensive project knowledge in recent years, we will work intensively over the next few weeks with our colleagues at Wien 3420, the Supervisory Board, and our partners to hand over his responsibilities to Sabine Müller.”
Wien 3420 aspern Development AG
Wien 3420 aspern Development AG is responsible for the development of aspern Die Seestadt Wiens. It is the central point of contact for potential project applicants, manages site marketing, partner acquisition, and land utilization. In close cooperation with the City of Vienna, urban planning, land zoning, and infrastructural development are advanced. Since 2011, Wien 3420 AG has been supported by the Program Management for Urban Development Areas for Livable Housing in the City of Vienna’s Building Directorate, working with around 20 involved city departments as well as additional project developers and investors.
