Key uses along the central axes – such as the Rote Saite – ensure a close integration of daily life, business, and public life. This creates an urban network whose influence extends far beyond Seestadt.

In Seestadt, local amenities are no coincidence – they are an integral part of the urban development concept. Shortly after the first residents moved in in 2014, a supermarket, drugstore and pharmacy opened their doors. Since then, the range of shops has been growing continuously – from a bookshop and fashion boutique to a shoe repair shop and hair salon.
The mix of shops and services is actively managed to ensure balanced provision. At its heart is Austria’s first managed shopping street along Maria-Tusch-Straße and in the Lakeside Park Quarter. It ensures that the right offers are created in the right place at the right time – complemented by consumption-free areas, seating and play spaces that make the shopping street a lively neighbourhood meeting point.
We don’t have any shopping centres; instead, the range of shops and services is concentrated in the ground-floor zones along the main axes and pedestrian flows.

The aspern Seestadt Einkaufsstraßen GmbH – a joint venture of Wien 3420 with the retail experts from SES Spar European Shopping Centers – acts as the master tenant and manages the offering in defined central zones.
The product range is not left to chance: the operator specifically seeks shop and gastronomy partners to create a balanced sector mix. Well-known brands complement individual businesses.
Currently, around 8,000 m² of retail space is in operation. A gastronomy mile with 1,500 m² is planned on the northern waterfront. In the long term, up to 30,000 m² of retail space will be created.
Yes. In addition to the managed shopping street, around 20,000 m² of further services, shops, and venues are already available to Seestadt residents.
