Rental and owner-occupied apartments in aspern Seestadt

Seestadt offers a variety of housing options – from subsidised rental apartments and privately financed rental offers to owner-occupied apartments, temporary accommodation and communal housing projects.


The development company Wien 3420 AG does NOT allocate apartments itself. This page provides guidance and shows where apartment seekers can find up-to-date information.

Subsidised rental apartments

A large proportion of the apartments are subsidised. Allocation is based on the current criteria of the City of Vienna. The next tranche of subsidised apartments will be created in the "Seecarré" quarter. Allocation for these will then be handled via Wohnberatung Wien.

Privately financed rental apartments

In addition to subsidised offers, there are privately financed rental apartments. These are allocated directly by developers or owners.

Owner-occupied apartments

Owner-occupied apartments have been realised in various development phases. Currently, there are only a few offers available, as no new construction projects have been completed at this time.

Time-limited housing offers are aimed at students and academic staff. They are not intended as permanent rental contracts.

Community housing initiatives

Community housing initiatives are a special form of communal living in Seestadt. Residents plan and design their housing projects together.

Community living

Community housing initiatives and special offers such as Caritas' "WG Melange" for people aged 55+ create opportunities to design living spaces and lifestyles in a self-determined and communal way.

Frequently asked questions about living in Seestadt

No. Wien 3420 AG or the Seestadt Neighbourhood Management Office do not allocate apartments themselves. Apartments are allocated according to the type of housing via Wohnberatung Wien, directly via developers, owners or operators.

 

Subsidised rental and cooperative apartments are allocated via Wohnberatung Wien (German only). A valid registration and fulfilment of the City of Vienna's subsidy criteria are required.

Privately financed rental apartments are allocated directly by developers or owners.
Current offers can be found on the developers' websites as well as on private apartment platforms.

Yes, owner-occupied apartments have been realised.
Currently, there are only a few offers available, as no new construction projects are being completed at the moment. Owner-occupied apartments are offered directly via developers or via owners and estate agents.

There are time-limited housing offers for students as well as for academic staff.
These include student residences and the Academic Guesthouse. Allocation/rental is handled directly by the respective operators.

Building groups are communal housing projects in which future residents jointly conceive and develop living, working and neighbourhood concepts. Community housing initiatives in Seestadt

In the Seeterrassen quarter, "Das Seestädter" is a co-creative project in the development phase. On the Waterfront (construction site G11), north of the lake, a community is currently being established. The focus is on a mix of living, business and leisure for people who want to combine living and working.

The next quarter to be realised is the Seecarré quarter.
New housing projects are planned there, which will be implemented step by step.

No. There are currently no ongoing apartment allocations for the Seecarré quarter.
Allocation will only start at a later date via Wohnberatung Wien or directly via the respective developers.

Information about the Seecarré quarter and the winning projects of the developer competition can be found on the Seestadt website.
The projects are presented there, but applications are not yet possible.

As soon as concrete apartment allocations begin, the respective developers will provide information directly through their channels.


The Seestadt website will also be updated as soon as publicly available information is available.

That depends on the type of housing:

  • subsidised rental apartments → Wohnberatung Wien (German only)

  • privately financed rental apartments or ownership → developers

  • temporary accommodation → respective operators

Wien 3420 and urban development cannot process individual apartment requests.
