The quarter is located at the intersection of key development areas and will feature a striking silhouette with two high-rise buildings, behind which spacious green courtyards open up. It extends over 10 ha on the north shore of the lake, with almost 5 ha of building land. The co-creation development principle is tangible in the public spaces of the Seeterrassen, where deliberately consumption-free, creative, and cultural open spaces are provided.
Outdoor seating areas and consumption-free zones will characterize the promenade level, which is accompanied by a lakeside walkway directly by the water. Its high quality of stay and exceptional offerings are intended to enrich the entire Seestadt.
If you look at waterfronts around the world, you’ll almost always find cars there. That’s not the case in Seestadt. The eastern waterfront of the Lakeside Terraces is car-free, combining parkland, a pedestrian zone and recreational space. This gives the area a very special aura and creates unique qualities of stay and experience. And that really is a rarity.

Co-creation as a defining element in the quarter
With the co-creative real estate project "Das Seestädter", an innovative project is also being developed in a central lakeside location, which, similar to the community housing initiatives in the southern Pioneer Quarter, will shape the neighborhood – with the potential to become the cultural, economic, and social anchor point of the community.
As part of the Co-Creative Mile – a pedestrian and shopping boulevard stretching from Aspern Nord station to Zaha-Hadid-Platz by the lake – a vibrant, unique, and lively urban space is being created here.
Co-creation as an innovative development principle plays a role not only in public spaces here, but also inspires new ways of thinking in building development. With the project “Das Seestädter” on construction site G11, Vienna’s first co-creatively planned and co-creatively used neighborhood is being created in Seestadt.
Originally from the New Work sector, "co-creation" means involving consumers in the development and creation process of a new product. Co-creation leverages the collective intelligence of future users and experts from different disciplines to develop a product or project – such as a building. Co-creation enables a kind of laboratory situation where new ideas can be thought through and tested experimentally.
The goal is to find new ways for future-proof, resilient, mixed-use structures. And in the case of Seestadt: places of the future with development potential!
Planned Projects
As Vienna’s first co-creatively planned and co-creatively used neighborhood, "Das Seestädter" is being developed in an attractive lakeside location on construction site G11.
Future users, architects, planners, and experts from various fields are jointly designing and developing a new building that offers space for uses not typically found in standard residential and commercial construction. It creates the best possible legal, economic, and programmatic framework to enable the co-creative interplay of living and working.
The goal is to establish a community whose offerings extend beyond the boundaries of the construction site, creating added value for the quarter and the entire Seestadt.

With a direct lakeside location and unobstructed views of the water, this outstanding residential high-rise site offers a year-round holiday feeling. A weather-protected arcade along the building front and restaurants at ground level invite you to stroll and enjoy. Around three-quarters of the total area is planned for residential units, with one quarter available for commercial use. Just around the corner, a lively shopping street will begin, leading all the way to Aspern Nord station at Nelson-Mandela-Platz.
At PIER05, maritime flair meets urban ease: in the very heart of Seestadt, just a few steps from the metro and directly on the lakeshore, four buildings – FARO, ANCORA, NAVIS and PORTA – are taking shape. The project combines a total of 5,000 m² of office and commercial space with around 300 privately financed apartments, offering individual living comfort and modern, flexible working environments – perfectly connected and right on the water.
Along Seestadtpromenade, a lively strip of cafés, outdoor seating and restaurants provides plenty of culinary variety, while shaded spots beneath the arcades and the landscaped spaces between the buildings at PIER05 create attractive places to spend time and relax. The “Seestadt” metro station, located directly at PIER05, and parking facilities within walking distance ensure excellent connections to both public transport and individual traffic.
