Whether freelancer, solo entrepreneur or employee with home office days: Many of them appreciate not having to sit at home in isolation or in an expensive private office, but instead using coworking spaces. Whether the main motivation is to exchange ideas, benefit from office infrastructure and fast internet, or simply to have a workspace outside your own four walls, more and more flexible shared offices make this possible. And in times when the pandemic has made us value the proximity of work to home, even more people are considering coworking than before. Larger companies are also often desperately searching for top-equipped spaces for temporary team projects. In Seestadt, there are now three providers with different concepts: Lake1st, andys, and Seestern Aspern. What unites them? Top marks for sustainability, a great atmosphere, and the realization that location and business benefit more from cooperation than from competition. In the local business network, they all pull together.
Lake1st is integrated into the Seeparq building group and is just a three-minute walk from the U2 Seestadt station at Eva-Maria-Mazzucco-Platz – only a stone’s throw from the Seepark and lake – offering over nine hectares of prime local recreation. Covering around 1,000 square meters, you’ll find open spaces as well as private rooms of various sizes. Since opening in 2021, Lake1st now offers around 120 workspaces. There are also meeting rooms and an event hall. You can book whatever you need: from a few hours in the flex-space model to 24/7 access. External guests can also rent space for workshops. “Those who come to us appreciate this flexibility as much as the quality of the facilities. We offer fresh air in all offices in a comfortable passive house, summer and winter, with attractive terraces overlooking our private eco-swimming pond in the garden,” says operator and developer Fritz Oettl. Monika Lauscher is also among the users of Lake1st: “I like being self-employed, but not working alone all day. I value a shared lunch or coffee break just as much as the opportunity to ask someone for help when I get stuck. I often find someone here who can help me.” During breaks, she likes to go to the large lounge or the kitchen with a view of the newly landscaped pedestrian zone in the neighborhood.
“I like that only my business self is here and it doesn’t get mixed with my private life. I enjoy going to the office to work undisturbed, but still be close to home. For me, it’s the best of both worlds.”
Working in the association
Seestern Aspern, a shared office space for several sole proprietors and small business owners, focuses on a family-like and flexible atmosphere. It is association-based, non-profit, and currently offers, in addition to a private office, nine workspaces as well as a kitchen, meeting, and multifunction room. Only a few desks are still available. Tenants have 24/7 access: “We offer different packages, from just a business mailing address to a dedicated desk with 24/7 access and a locker. Most share a desk with another person, allowing both to work here 30 hours a week – and we also support with theorganization,” says Roland Genewein from Seestern. “Because we are smaller, we are also especially flexible.” The original idea of the operators, who all work on a voluntary basis, was to ideally combine living and working. So,most users at Seestern come from the immediate area. The popular Hannah-Arendt-Park and the shopping street are less than a two-minute walk away, along with schools, kindergartens, and several cozy places to relax.
New addition
The newest coworking provider in Seestadt is a “branch” of andys, present at six locations in Vienna and one in St. Pölten. Andys at HoHo Vienna,the world’s second tallest timber high-rise right by the lake park, opened in September. On 600 square meters of office space, you’ll find individual workstations, a meeting-event zone, and event rooms. With its interior made of local spruce and elegant furnishings, andys impresses with an exceptional working atmosphere. The Gate 9 Health Club fitness studio in the building is an extra perk. In theory, once you’ve checked in, you can use a desk flexibly at any location. Most users, however, choose one office, says Marcus Weixelberger from andys. Everything is possible, from hourly rental and ten-ticket blocks to your own room, with snacks, drinks, and use of the meeting room included. Thanks to its proximity to the subway station, Weixelberger says they don’t just want to attract users from Seestadt: “We want to inspire a rethink: not that people commute from the green outskirts to work in the city, but that they come from the inner districts to where the recreational area is literally on the doorstep. Because in this atmosphere and with a view of the lake, you’re sure to work much more productively than elsewhere.”
