PIER05 – Working, Living and Enjoying Life by the Water

In the heart of Seestadt, STC is developing PIER05, a modern, mixed-use building ensemble directly on the lake. On a plot of 4,090 m², four buildings are being constructed: FARO, ANCORA, NAVIS and PORTA. With its two towers, the project will become a highly visible landmark.

A Location with Distinction

PIER05 is located on the Seestadt Promenade, right next to the U2 Seestadt station and with direct access to the lake. Here, urbanity, modern infrastructure and local recreation come together. With a gross floor area of around 31,600 m², the project combines residential and commercial uses with a mix of 75% residential and 25% commercial space. Restaurants on the ground floor and flexible work and living spaces above create a vibrant, urban environment. Around 300 apartments and 5,500 m² of office and commercial space are planned.

Architecture with Impact

Four buildings – FARO, ANCORA, NAVIS and PORTA – define the project. With two towers of 82 and 60 meters in height, PIER05 will be visible from afar and become a striking landmark of Seestadt. The winning design by the planning team Zechner & Zechner, StudioVlayStreeruwitz and DnD Landschaftsplanung impresses with contemporary architecture and functional diversity.

 

Four Buildings – Four Characters

 

  • FARO – Signal & Versatility: In a prime waterfront location, FARO combines living, commercial and gastronomy, forming the vibrant center of the quarter.
  • ANCORA – Stability & Retreat: A residential building with a variety of layouts for singles, families and shared apartments. ANCORA offers quiet retreats – a place to arrive and linger in an urban setting.
  • NAVIS – Dynamism & Inspiration: As the economic center, NAVIS offers modern commercial spaces in a dynamic working environment with room for development, innovation and networking.
  • PORTA – Connection & Exchange: Located directly on the lakeshore, PORTA opens up to the water. With gastronomy, commercial use and a publicly accessible rooftop area, it becomes a place for encounters and exchange.

Sustainability and Mobility

The project relies on a visionary energy and technology concept that combines technical innovations with the intelligent use of natural resources and potential on-site synergies. Heating is provided by heat pumps that utilize geothermal probes and a well system. In addition, component activation is used for both heating and cooling in summer. An innovative exhaust air heat pump is used for hot water production, efficiently utilizing exhaust air from the apartments through indirect heat recovery. Photovoltaic systems also cover a large part of the central systems' and common areas' own electricity needs. Green roofs and façades contribute to a pleasant microclimate, while car-free open spaces and generous cycling infrastructure enhance the quality of stay. Thanks to direct connections to the U2 and several bus lines, Vienna's city center is also quickly accessible.

Public Spaces and Open Space Quality

The lake forms the heart of Seestadt. While the southern side is characterized by natural open and green spaces, the northern side takes on an urban character. The lake terraces are designed as a multifunctional recreational area and become a popular meeting place for residents, employees and visitors alike. Non-commercial zones, play areas and attractive restaurants, as well as green squares and a well-planned network of paths, ensure a high quality of stay and make PIER05 a vibrant hub by the water.

Nelson-Mandela-Platz: climate-resilient hub in the northeast of Vienna

The new Nelson-Mandela-Platz at Aspern Nord station is one of the places where you can literally watch Seestadt taking shape. Where there was a construction site just a few years ago, a square has emerged that is a transport hub, meeting point, and climate solution all in one – making it an important gateway to Seestadt.
