The 3 new landmarks for aspern Seestadt

Winning designs for three spectacular high-rise ensembles selected in competitions The profile of Seestadt is becoming more distinctive. With the three ensembles on the signature plots J6 in the eastern Seeparkquartier as well as H5 and H1 on the waterfront of the Seeterrassen quarter, new highlights and striking architecture will be added to the cityscape.

The developers ARE (J6), Moser Wohnbau/STC (H5), and Soulier Real Estate (H1) presented the winners of their respective competitions:
 
  • J6: “Seestadtkrokodil” by Klammer Zeleny with Lindle Bukor, engineering office for landscape architecture
  • H5: “PIER05” by Zechner & Zechner, StudioVlayStreeruwitz with D/D landscape planning
  • H1: “Lili am See” by F+P ARCHITEKTEN, querkraft architekten with YEWO LANDSCAPES
 
 
“As the developers of Seestadt, we have intensively engaged with these projects, which, due to their volumes, heights, and special locations, will strongly shape Seestadt. Extensive, multidisciplinary guiding principle processes preceded the land allocation, as did the development of our new building standard aspern klimafit. It was important to us to provide the developers with the best possible foundations for their decisions and architectural competitions. Given the results of all three competitions, the effort was worth it,” emphasizes Wien 3420 board member Robert Grüneis.


Seestadt quality management meets the Vienna high-rise concept


As part of Vienna’s quality assurance process for planning new high-rises, as set out in the STEP 2025 high-rise concept, the competitions were accompanied by a steering group specially formed and staffed by urban planning, the district, and representatives of the aspern advisory board. Andreas Kleboth, chairman of the aspern advisory board and member of all three juries: “With its mandatory requirements from the TQB monitor of the ÖGNB and the comprehensive building standard aspern klimafit, as well as ongoing project support by the aspern advisory board, Wien 3420 has created clear structures for all planning and implementation in Seestadt with its high quality standards. In cooperation with Vienna’s urban planning and the competition organizers, these goals and guiding principles were excellently translated in the steering group during the competition process. Accordingly, the winning projects now present themselves at a high level.”


A crocodile for Seestadt


“With our high-rise on plot J6, ARE Austrian Real Estate is developing a central piece of Seestadt in the Seeparkquartier. The focus of this flagship project is a sustainable overall concept – from the construction method to lush greenery and rainwater management, all the way to a largely climate-neutral energy concept with PV systems and geothermal energy use. Around a green courtyard with a children’s playground, an office tower, apartments, and a multi-storey car park with impulse spaces in lively ground floor zones are being created,” says Gerd Pichler, head of ARE project development.

As part of the EU-wide two-stage realization competition, the architecture firm Klammer Zeleny with landscape planners Lindle Bukor was selected from a total of 20 submissions to design the ensemble affectionately called “Seestadtkrokodil.” The winning design, which optimally combines three buildings with around 1,000 jobs, 100 apartments, and the multifunctional multi-storey car park, will serve as the basis for obtaining building regulations for plot J6.


Seestadt’s waterfront begins at PIER05


The organizers of the closed competition for plot H5 at the Seeterrassen were Moser Wohnbau and STC Development. The winning team was the architecture firms Zechner & Zechner and Studio VlayStreeruwitz with DnD landscape planning. Their project, with four buildings, offers gastronomy areas with outdoor seating along the Seestadt promenade and at the “Stadtplatz” in the arcade-style ground floor base zone. There are also commercial spaces on Mela-Köhler-Straße and along the east side/Lina-Bo-Bardi-Platz. The LUSThaus focuses on health and exercise, the LUFT- and LOFThaus house commercial or office spaces as well as residential units. The HOCHhaus is planned to include co-working spaces, flexible office areas, and a multifunctional/event room. From the 4th floor upwards, three buildings contain 312 residential units with private outdoor spaces in the form of balconies, penthouse apartments with private roof gardens, as well as commercial/loft units and a rooftop pool.

“We are very pleased to make a significant contribution to sustainable urban development in Seestadt with this flagship project right on the water. The winning design convinced us both architecturally and in terms of sustainability and future viability,” says STC Development managing director Matthias Waibel. Stefan Moser, Moser Wohnbau, emphasizes the urban development aspect: “We are convinced that the winning project meets the highest standards for modern, forward-looking urban development. PIER05, with its successful base zone and gastronomic facilities directly on the Seeterrassen, will be a feel-good place for both residents and visitors to Seestadt.”


Lili am See – arcades, green base, and an elegant high-rise


The winners of the closed competition for plot H1, organized by Soulier Real Estate, were the architecture firms F+P Architekten and querkraft architekten together with YEWO Landscapes. The residential resort scores with a particularly inviting, distinctive lakeside development – as well as the twin and high-rise buildings, broken up by the public “Platz der Kulturen” in the middle of the property. The high-rises are set atop four-story green base buildings with roof gardens, which, with a generous arcade, line the approximately 160 m long lakeshore. On the ground floor of the base, with outdoor seating in front, commercial units and gastronomy alternate. On the first floor of the base zone, there are lakeside co-working areas, short-term offices, communal spaces, and commercial living. Above this, at least 372 apartments are distributed, each with private outdoor spaces in the form of continuous balcony zones, as well as guest apartments, fitness and spa areas, and a pool.

Ingrid Soulier comments: “We are thrilled with the design for our Lili am See. It impresses with elegant architecture, its sophisticated energy concept, and special materials. On the other hand, the flexible usage concept and the ease with which the team harmonizes generous green areas, a pool area, and play areas for children and young people with the lively base zone in the arcades are also convincing. We want to create a very special new living experience in this wonderful place!”

  • Dialogue event on the three winning projects J6, H1, H5, June 27-29, 2023
    Under the title “High-rises in Seestadt – The State of Play,” the City of Vienna invites you to a dialogue event at the technology center tz1, Seestadtstraße 27. Experts from the City of Vienna and the project developers or competition winners will be available for questions.
    The exhibition is open daily from 3 to 7 p.m., with expert support on site from 5 to 7 p.m.
     
  • ARE also invites you to an exhibition on J6 from July 3 to 7, 2023
    At VHS Kulturgarage, Am Ostrompark 18, all valid competition entries for plot J6 will be presented from 3 to 7 p.m. each day.
