With aspern shopping, Seestadt has taken an innovative approach to local supply: Maria-Tusch-Straße and the Billa in the Am Seebogen quarter, complemented by the pedestrian zone in Seeparkquartier, together form Austria’s first managed shopping street. Here, local supply is strategically planned – right from the start.

Seestadt Einkaufsstraßen GmbH, a joint venture between Wien 3420 and retail expert SES Spar European Shopping Centers, acts as the master tenant in key ground-floor zones. It actively manages the tenant mix and ensures a vibrant retail environment – from the neighborhood supermarket and drugstore to gastronomy, individual shops, and communal spaces.

This concept makes the streets more than just rows of shops: they come alive. Outdoor seating, non-commercial seating areas, and meeting spaces create room for lingering and networking – far beyond shopping alone.

Currently, the shopping street covers around 8,000 m² of retail space, with about 32 shops. At full development, up to 24,000–30,000 m² are planned – establishing a recognized center for supply, communication, and quality of life in Seestadt.
