The next stage in aspern Seestadt: Housing for the future

10 years after the first residents moved in, a new developer competition is starting with a focus on an age-friendly, social city, circular construction, and climate change adaptation.
In autumn 2014, the first pioneers moved into their apartments. Since then, Seestadt has grown to around 12,000 residents in three neighborhoods – and there is reason to celebrate. Resident satisfaction in the district is very high, as shown by the third edition of the settlement monitoring. In the new developer competition by wohnfonds_wien and Wien 3420, Seestadt is once again focusing on innovation and quality of life.
The Seecarré – climate-friendly and social living
Seestadt is more than one third developed. Preparations are now underway for the next construction projects in the Seecarré on the northwest shore. So far, only the Seestadt Promenade is visible in this quarter. It was created especially early so that its trees would have a few years’ head start on the buildings.
“Over 10 years ago, Seestadt Aspern ushered in a new era of urban district development. At the time, a holistic approach was taken to ensure the highest possible 360° quality of life. With the development of the Seecarré, we are continuing on this path. We are creating affordable living space characterized by high residential quality, a sustainable environment, and excellent infrastructure. The new district will not only provide a long-awaited home for new residents, but also expand the offerings for existing Seestadt residents. But sustainable construction also means planning for generations to come. That’s why the Seecarré developer competition is fundamentally based on the principles of circular construction. This once again proves how well-thought-out district development works for the benefit of the city, and Vienna lives up to its role as an international pioneer with the Vienna housing model,” says Deputy Mayor and City Councillor for Housing Kathrin Gaál with satisfaction.
Modern district development and high quality of life
The Seecarré stands out, among other things, for its innovative green space concept, the “Green String”, is being built according to the Seestadt building standard aspern klimafit and will have its own anergy network. Chairman of the Board of Vienna 3420, Gerhard Schuster, on Seestadt’s role as a pioneer of modern urban development: “93% of Seestadt residents love living in the district. The consistently high satisfaction with living here can be attributed to the various qualities of Seestadt. From future-proof housing concepts and carefully developed infrastructure to a sustainable mobility concept. Thanks to our interim report ‘EVA’ presented in the summer, we also know which strategic levers we need to work on to continue fulfilling our role as an innovation driver.”
Accordingly, the next projects of wohnfonds_wien will focus on climate protection and resource conservation – keyword circular construction – as well as climate resilience. Circular construction is about designing and building structures so that their materials can be reused, recycled, or biodegraded at the end of their life cycle, minimizing waste and using resources sustainably. In the upcoming developer competition, housing solutions for seniors and single parents will also be sought, with a special focus on health.

With four successful developer competitions already completed, suitable affordable housing solutions and urban planning highlights have been implemented in the ‘Pioneer Quarter’ and the ‘Am Seebogen’ quarter. The developer competition in the ‘Seecarré’ quarter will now make another contribution to the diversity of the extensive range of subsidized housing.”
